Balwyn North 3104 · City of Boroondara
Balwyn North was built mostly after the Second World War, and its streets show it: cream brick and mid-century homes, plenty of 1960s and 1970s family houses, and a steady wave of large new homes on knock-down rebuild sites.

Unlike Balwyn, south of Belmore Road, most of Balwyn North was developed from the late 1940s to the 1970s. Typical homes are cream or pale brick houses with low-pitched tiled roofs, wide eaves and large timber or steel-framed windows. There are also architect-designed mid-century homes, some with flat or skillion roofs, feature stone walls, timber panelling and walls of glass.
Balwyn North has seen a great deal of knock-down rebuild, so many streets now pair original post-war houses with large double-storey homes in render, often in contemporary whites, greys and charcoals, with painted timber or aluminium details.
The two kinds of house need different thinking. On a post-war home the brick usually stays as it is and the work is in the eaves, windows and doors. On a new build, it is big flat walls of render, where every patch and roller line shows in strong light.

Usually not. Cream brick needs little upkeep as it is, and once painted it needs repainting for good. A new colour scheme on the eaves, windows and doors can change the look of the house while leaving the brick alone.
Yes. Rust is removed back to sound metal, bare steel is primed with a rust-inhibiting primer, and the frames are finished with two top coats of a paint made for metal.
It can be. Dark colours look striking but absorb more heat and show fading sooner in full sun. Large sample patches on the wall, and asking about heat-reflective versions of the colour, help you decide.
