Donvale 3111 · City of Manningham
Donvale is Manningham at its leafiest, with big blocks, tall gums and homes set well back from the street. Many were built in the 1970s and 1980s with a lot of natural timber inside and out, and that timber is where most of the painting is.

Donvale was orchards and farmland until the 1960s, and much of it was subdivided into larger blocks than its neighbours, some backing onto the Mullum Mullum Creek and its bushland reserves. Most homes date from the 1970s and 1980s: brick and brick veneer houses, often in clinker or mottled brick, with dark stained fascias, barge boards and window frames. Some streets have cedar or other timber cladding, and towards Park Orchards there are larger homes on acreage-style blocks.
Inside, homes of this era often have raked or cathedral ceilings, exposed beams, timber-lined ceilings, and stained doors and trims. Some owners want to keep the natural timber; others want a lighter, brighter interior. Painting over stained timber is straightforward, but taking painted timber back to bare wood is slow and costly, so it is a decision worth making carefully.
Outside, the trees that make Donvale attractive also bring shade, leaf litter and walls that stay damp after rain. Long driveways and sloping blocks affect where equipment can be set up, so access is part of planning every job.

Yes. The timber is cleaned and sanded, loose stain is removed, and a primer suited to the timber goes on before two full top coats. Once timber is painted it is hard to return to a natural finish, so we talk it through at the inspection first.
Yes. High and raked ceilings are painted from safe access set up under our OH&S procedures, and beams can be painted to match the ceiling or picked out in a contrasting colour.
