Balwyn’s streets combine interwar brick homes and Californian bungalows with large new houses on knock-down rebuild sites. Old or new, the preparation and paint need to suit what the walls are made of.

Much of Balwyn was built between the two world wars and in the years just after. Typical homes include Californian bungalows, clinker and red brick houses with terracotta tiled roofs, and interwar designs, some with Tudor or Spanish Mission details. Many still have their timber windows, decorative gables and leadlight, which take careful hand-painting.
Balwyn is also known for knock-down rebuilds, so many streets now have large contemporary homes alongside the originals. These are often finished in render, with painted timber or metal details, and their big flat walls show any unevenness in strong light.

Usually it is best left alone. Face brick is hard to restore once painted and can trap moisture. If the property is in a Heritage Overlay, a permit is needed to paint an unpainted surface, so check with the City of Boroondara first.
Yes. The render is washed, cracks are filled and the surface is sealed before two full top coats of premium exterior paint from Dulux, Taubmans or Wattyl.
