Strata painting and maintenance plans in Melbourne

A maintenance plan replaces ad-hoc call-outs with a schedule built around your property and budget. From small repairs and touch-ups to monthly or annual pressure cleaning, we keep buildings looking cared for.

Pressure cleaning paving

What a plan can include

  • Common area repainting
  • Exterior repaints by stage
  • Touch-ups between tenants
  • Pressure cleaning
  • Graffiti removal
  • Small repairs and patching

How a maintenance plan works

  1. 01Property review. We inspect the building and note what needs doing now and later.
  2. 02Plan and budget. A schedule of work spread to suit your sinking fund or budget.
  3. 03Scheduled visits. Work done on the agreed dates, with residents notified.
  4. 04Reporting. Clear updates for your committee, owner or property manager.

Why plan maintenance instead of waiting

Paint is the first line of defence for a building. Left too long, peeling paint lets water into timber and render, and a repaint becomes a repair job. A planned approach spreads the work over several years, so owners can budget for it through the sinking fund instead of facing one large special levy. It also keeps the building looking consistent and cared for, which matters to residents, tenants and buyers.

Our guide to how often to repaint explains the typical cycles for different surfaces.

Who we work with

We work with owners corporations, strata managers, real estate agents, landlords and facility managers across Melbourne. For agents and landlords, that often means quick touch-ups and repaints between tenants. For owners corporations, it is usually a longer plan covering common areas, exteriors and regular pressure cleaning.

What a strata repaint involves

A full strata repaint is a bigger job than a house. It usually covers the building exterior, balconies and balustrades, stairwells, corridors and lobbies, doors and car park areas. We review the building, note what needs doing now and what can wait, and give the committee a written scope it can compare and approve. Larger exteriors can be done in stages to suit the budget.

Our strata committee’s guide to repainting walks through the decisions, from scope and quotes to colour approval.

Working in occupied buildings

Residents still need to come and go while we work. We give notice before work starts, agree access to balconies and private areas in advance, keep entries and exits clear, and work in stages so each area is disrupted for as short a time as possible. Low-odour paints can be used in enclosed common areas.

Pressure cleaning and graffiti removal

Not every visit is a repaint. Monthly or annual pressure cleaning keeps paths, driveways, walls and bin areas clean, and graffiti removal keeps the building looking cared for. These can be part of a plan or booked on their own. Our graffiti removal and pressure cleaning page explains the methods.

What affects the cost of a maintenance plan

Every plan is priced after a property review. The main factors are:

  • The size and height of the building, and the access equipment needed.
  • The condition of the existing paint and any repairs.
  • Which areas are included, and how often visits are scheduled.
  • Working around residents, such as staged or out-of-hours work.

For house-sized jobs, our guide to painting costs in Melbourne explains what drives the price.

Strata and maintenance plans questions

Who do you work with?

Owners corporations, strata managers, real estate agents, landlords and facility managers across Melbourne.

Can you work around residents?

Yes. We give notice before work starts, keep access clear and work in stages so residents are disturbed as little as possible.

Can you provide a written scope for our committee?

Yes. After reviewing the building we provide a written scope and quote that the committee can compare and approve, with work staged to suit the budget if needed.

Can the work be spread over several years?

Yes. A maintenance plan schedules the work to suit your sinking fund, so the building is repainted in stages instead of all at once.

Do you do pressure cleaning on its own?

Yes. Pressure cleaning and graffiti removal can be booked on their own or included as regular visits in a maintenance plan.

Do you deal with our strata manager directly?

Yes. We can report to your strata manager, property manager or committee, whichever suits your building.
